My Fees

 

 
Broker Fees                                    California Broker fees are set at an industry standard of 10% of purchase or sale price.
 
Initial Consult                                Our initial one-hour phone call to discuss your particular questions and to establish if I can                                                         be of help to you is $300.00.  This consultation phone call can be booked online.
 
Hourly Rate                                    I charge at an hourly rate of $375.00.
 
Due Diligence Report                    This report costs between $4000.00 and $6000.00.  What you get for this investment of                                                               money is a written report covering the evaluation of a laundromat to determine its fair                                                                 market value. This is the best way to know you are not being overcharged or duped into a                                                           poor investment. 
 
Project Manager                             I will be your point person for any remodel or build to suit. I will oversee plans and                                                                     construction to ensure your laundromat is up to industry standards. My fee is 5% of the                                                               total cost of the project. 
 
Consulting Agreement                   I ask clients to sign a Contract with me for services.  The Contract defines our relationship.                                                         It spells out my responsibilities to you and clarifies what you must do to make your goals a                                                         success.

There is an initial deposit of $1000.00 that is paid when you sign that contract. Keep reading! For that deposit, you will get three hours of my time and much can be accomplished in three hours. Your deposit is three hours of payment upfront.

One unique offering I make to anyone who buys a laundromat in California. If the seller's broker will share the commission from the sale with me, I will deduct the amount of Consultation fees from the commission.

 

Refer a laundromat owner to me who wants to sell their laundry. If I become their Broker and complete the sale, on the day escrow closes, I will give you $500.00. Use the "Contact Me" on my home page to refer me the person and their contact information. Easy $500.00.
