My Fees

California Broker's Fee

Broker fees are industry standard of 10% of purchase price. 

Initial Consult

Our first phone call to discuss your particular needs and to determine if I can help you $300.00. 

Contract for Services
Initial Deposit

I ask clients to sign a Contract with me for services. I do so for two reasons. The first, it defines, legally, our relationship and my responsibilities to you. Secondly, only those individuals who are serious about getting into the business will sign a contract and pay a deposit.

That initial deposit will get you three hours of my time. Your deposit is three hours of payment upfront. 

One unique offering I make to anyone who buys a laundromat in California. If you hire me as a Consultant, then decide to hire me as your Broker for the laundromat transaction, and if I am able to share the Broker’s commission with the seller’s Broker or if I am the sole Broker, I will apply the total amount of your Consultant fees paid, against the Broker commission.  

I’ll reduce my Broker’s fees by the amount of money you have paid me for being your Consultant.

Hourly Rate

I charge an hourly rate of $375.00. You will be billed at the end of each month. 

Due Diligence Report

This report costs between $4000.00 and $6000.00.  What you get for this investment of money is a written report covering the evaluation of a laundromat to determine its fair market value. This is the best way to know you are not being overcharged or duped into a poor investment. 

Project Manager

I will be your point person for any remodel or build to suit. I will oversee plans and construction to ensure your laundromat is up to industry standards. My fee is 5% of the total cost of the project.
